Massapequa Remains One of Long Island’s Most Active Markets

Massapequa’s 11758 ZIP code recorded approximately 377 sales, placing it fourth on Long Island. Homes sold in a recent median of 27 days, one of the shortest timeframes among the top 10 ZIP codes.

For homeowners in Massapequa, this demonstrates that the community continues to generate significant buyer activity. However, strong ZIP-code-level statistics do not mean every home will sell on the same timeline. Condition, location within the community, property taxes, updates and pricing strategy all influence an individual result.

Levittown Combines Scale With Year-Over-Year Growth

Levittown’s 11756 ZIP code produced approximately 359 sales, or nearly 30 per month. Sales volume increased roughly 7.2% from the prior year.

Levittown’s size, broad housing inventory and central Nassau County location consistently create activity across different price points. Even within Levittown, buyers may evaluate homes differently based on model, dormers and extensions, interior updates, taxes, school-district boundaries and permitted improvements.

Western Suffolk Provides Several High-Volume Markets

Bay Shore and Lindenhurst both ranked in the top eight. ZIP code 11706 recorded approximately 356 sales, while 11757 recorded approximately 341.

Ridge Recorded the Fastest Growth Among the Top 10

Ridge is farther east than the primary Nassau and Western Suffolk markets served by many buyers, but its growth shows how affordability and available housing options can influence activity across Long Island.
